Remove and dispose of the existing roofing system to include perimeter nailers, flashing fascia board, flashing, counter flashing, cant strips, insulation, cover board (if installed) gutters and downspouts on the center section ONLY.
Install a double layer of pressure treated 2 x 6 wood nailers around the perimeter of the building and around the roof hatch opening and the ventilation duct penetration. Adjust nailers around hatch opening to fit the new hatch.
Install three inches of polyisocyanurate insulation to roof deck (mechanically fastened) followed by a ½ inch thick fire resistant cover board (Dens-Deck Prime or an approved fire retardant equivalent.)
Torch down a fully adhered eighty pound base sheet to the cover board in accordance with the manufacturer?s installation instructions.
Install a fully adhered APP 180 Modified Bitumen cap sheet with white granular coating to roof.
Install modified bitumen base flashing around perimeter, duct penetrations, and the roof hatch penetration.
Install new cant strip around perimeter walls, deck hatch and ventilation ductwork penetration.
Install new vent pipe flashing on the three vent pipes.
Install new pressure treated 2 x 6 fascia boards, cover lumber with sheet metal. Install new drip edge.
Install new 6 inch aluminum ?K? style gutters and 3 x 4 inch aluminum downspouts,, color to be selected by government
Install new flashing and counter flashing along perimeter walls, sufficiently extend field membrane up the wall to a height that will accommodate the issuance of the appropriate warranty for the roof.
On the brick faced walls of the middle section of roof, fabricate and install sheet metal covering to go over top of the brick. This metal is to be installed below the drip edge of the adjacent roof and perform as a counter flashing along the two sections of brick wall.
Install new flashing and counterflashing around the duct penetrations and gooseneck vents.
Install new vent pipe flashings, (Note: one of the vent pips will require a flashing system that will resist high temperatures.)
1. Recoat the remainder of the roof with a fibrated aluminized roof coating compatible with Modified Bitumen Roofing Systems. Only the Smooth Modified areas are to be recoated.
2. Replace the perimeter base flashings attached to the drip edge.
3. Repair a total of 500 linear feet of MB seams throughout the roof sections to be recoated.
On the granular modified bitumen roof, a number of large bubbles were observed during the walkthrough. In these areas, Repair the bubble in accordance with the manufacturers accepted repair techniques then apply a patch to the repaired areas. USE 500 SF of repairs as the basis for the bid.
