1001 SOUTH 15TH STREET ASSOCIATES, LLC


The installation and use of a Ground Source Heat Pump (GSHP) system at 1010 AVENUE OF THE ARTS will achieve three major objectives which are: 1) to demonstrate the feasibility of using geothermal energy at a historically certified, urban non-profit institution, 2) to create a replicable financing model for using geothermal technology at educational and non-profit institutions throughout the region, and 3) to serve as a catalyst for promoting the transformation of historically valuable buildings into models of energy efficiency. 1001 SOUTH 15TH STREET ASSOCIATES will use the following methods to reach its project objectives and demonstrate a range of technological and business innovations in its proposed GSHP system at a historically certified location: 1) The rehabilitation of a historically significant train shed. The building will be leased to a nonprofit organization, but will remain privately owned by 1001 South 15th Street Associates LLC. 2) Create a private ownership structure that combines historic tax credits, state solar energy credits, and New Markets Tax Credits to reduce the overall cost of development and construction of this facility without exceeding the fiscal limits of a non-profit organization?s budget. 3) Install a GSHP system using a piping network in drilled boreholes. 4) Use a dry cooler, i.e. a hybrid system, to improve the efficiency and life cycle effectiveness of the GSHP system by seasonally rebalancing the ground temperature. 5) Plan the design and installation of the user-interfaced building management system to monitor the building?s energy use as support data for incorporation into the non-profit?s educational mission. 6) Demonstrate the benefits of geothermal energy by using interactive building management system software and display monitors that explain the GSHP system in the lobby. 7) Implement the use of an energy saving LED ?marquee? sign placed adjacent to the Avenue of the Arts to publicize events and display to passing cars and pedestrians the real time energy and cost savings achieved by the GSHP system. 8) Create a public forum by using educational signage in the public Plaza and the building?s exterior areas that details how the GSHP system works and its long-term benefits.

Quarterly Activities/Project Description 1. Last quarter 1001 South 15th Street Associates completed two test wells and respective thermal conducitivity tests. The testing compared the conductivity of two different loop systems, a single 1-1/4" HDPE loop and a double 1" PexA loop. Conductivity test results indicated that the first well with a single 1-1/4" HDPE loop, performed slightly better that the second well with a double 1" PexA loop, which was contrary to the expected result. The manufacturer of the dual loop method advertises up to 30% reductions are possible compared to wells constructed with the single loop. Our engineering consultant, Alderson Engineering Inc., has recommended that we pursue single HDPE loops in design of the renovated facility. 2. Alderson Engineering Inc. revised the project energy model based on the revised floor plans for the PHS Regional Headquarters and the results of the thermal conductivity reports on the selected single 1-1/4? HDPE loop design. 3. REACT Environmental Professional Services Group completed limited Phase II testing on site, and is completing their written report. Borings were taken throughout the site, both inside and outside to the train shed to fully characterize the soils in the well field for the NEPA Assessment. 4. 1001 South 15th Street Associates met with Scott Doyle, PHMC preservation officer (SHPO contact), and Shelby Weaver Splain of Keystone Preservation, our historic preservation consultant, on March 7 to tour the train shed and review the proposed design, in advance of the RITC Part II Submission to the SHPO. 5. 1001 South 15th Street Associates received term sheets from a local lender for the leveraged loan and from a national lender for the NMTC and RITC investments.
